Lump Sum General Contracting is a method of project delivery where the contractor provides the owner with a lump sum price for the project. In this method, the owner hires the architectural firm to design the project and administrate the construction. The architect becomes the agent of the owner, and is responsible for reporting the budget and scheduling to the owner.

The benefits to the Lump Sum General Contracting style of delivery are as follows:

  • Traditional approach understood by most owners.
  • Allows multiple contractors to competitively bid the project.
  • Construction costs become fixed upon award of the contract to the contractor, less changes in the scope of the project.
  • Clear separation of responsibility between the architect and contractor.
